ISLAND LAKE, IL - January 30, 2006 - Home shoppers who are looking for single-family homes that combine a country setting, spacious floor plans, large homesites and affordable prices without SSA taxes will want to place their names on the VIP list for more information about Walnut Glen.
Located at Darrell and Dowell roads just west of Route 12, the new community of 222 single-family homes on one-fourth acre sites is scheduled to open for preview sales in spring of 2006. Walnut Glen is being developed by Residential Homes of America, Inc. (RHA), one of Chicagoland's most respected residential builders. Prices will start in the $290,000s.
"The Village of Island Lake offers a country environment that is increasingly difficult to find, with an abundance of outdoor recreational attractions and a less congested atmosphere than is available in many suburbs today," said Ann Danner, president of Residential Homes of America, Inc. (RHA). "With this in mind, a family-oriented community with activity-sized yards is an ideal match for the area and will appeal to buyers who want to move up to more space and luxuries. Attractive introductory prices start under $300,000 and there are no SSA special assessments, so buyers can afford more home for their purchasing dollars."
Special Service Areas or Assessments are alternative methods to fund infrastructure improvements in developing areas. Typically, a village issues bonds to cover the improvements which are then repaid by special taxes assessed against the homes in a new home community. An SSA can negate the savings on a home that is initially offered at an attractive lower price. In addition, the assessment makes a home more difficult to sell because of the additional monthly tax payment.
Seven two-story floor plans will be offered, ranging from 2,244 to 3,368 square feet, with three or four bedrooms, 2 ½ to 3 ½ baths, full basements and two- and three-car attached garages.
The homes will include living rooms and dining rooms, eat-in kitchens, family rooms and first-floor dens in several plans. In addition, some plans will have additional second-floor family rooms and second-floor laundry rooms and mud rooms in every home.
Those who enjoy outdoor recreation will find Island Lake a particularly appealing location. Situated in both Lake and McHenry counties, Island Lake is named for the 78-acre lake with a large island in the middle that provides a scenic focal point and offers year-round recreation including swimming, fishing, boating and ice skating. The nearby Fox River is also a popular destination for those who enjoy power boating, water skiing and fishing. The Village of Island Lake offers an extensive recreational program with facilities and programs for all ages, including an annual Lakefest at beachfront Eastway Park. This is just one of the civic activities that take place throughout the year in Island Lake.
The surrounding area is includes the Fox River Forest Preserve, Lakewood Forest Preserve and Moraine Hills State Park, all within a short drive of Walnut Glen.
